1. Services, Estimates, & Authorization

\nEstimates: Estimates are based on the information provided by the customer and are valid for 30 days from the date of issuance.
\nAuthorization: Your approval and signature on an estimate serve as formal authorization for Cotton Home Repairs to proceed with the work described.
\nScope of Work: Our services are limited to the tasks specifically listed in the approved estimate. Any additional work requested will require a separate quote and agreement.

2. Hidden or Unforeseen Conditions

\nDiscovery of Issues: If, during the course of work, we encounter hidden or unforeseen conditions—such as wood rot, mold, electrical hazards, or structural deficiencies—that were not visible at the time of the estimate, work on that area will stop immediately.
\nResolution: We will communicate the findings to you and provide a revised estimate or change order. We will not proceed with the additional repairs until we receive your approval.

3. Customer Responsibilities & Materials

\nPermits: Unless specified otherwise in writing, the customer is responsible for obtaining any necessary permits or HOA approvals.
\nCustomer-Supplied Materials: If you provide your own materials (fixtures, parts, etc.):
Cotton Home Repairs is not liable for the quality, suitability, or compatibility of these items.
We are not responsible for defects or failures resulting from customer-supplied materials.
Any additional labor required due to faulty or incompatible materials will be billed at a reasonable market rate.

4. Debris & Cleanup

\nStandard Service: Unless specifically listed as a separate line item in your estimate, debris removal and hauling are not included in our standard services.
\nDisposal: While we will maintain a tidy work area, the customer is responsible for the final disposal of old fixtures, materials, or trash unless a disposal fee is agreed upon in the estimate.

5. Payment Terms

\nDue Date: Payment is due in full immediately upon completion of the work.
\nAccepted Methods: We accept cash, check, Venmo, and all major credit cards.
\nNo Hidden Fees: We do not charge customers a separate processing fee for credit card payments.

6. Cancellation Policy

\nNotice Period: We require at least 24 hours' notice for cancellations.
\nFees: Cancellations or rescheduling requests made within 24 hours of the scheduled start time may result in a cancellation fee of $125.00.

7. Warranty, Insurance, & Workmanship

\nFully Insured: Cotton Home Repairs is a fully insured Limited Liability Company (LLC) for your protection and peace of mind.
\nWorkmanship Warranty: We warrant our workmanship for 365 days from the date of completion.
\nExclusions: This warranty excludes normal wear and tear, misuse, neglect, manufacturer defects, or any modifications made by others.

8. Photos & Marketing

\nBefore & After Photos: Cotton Home Repairs reserves the right to take photographs of the work area before, during, and after the project.
\nUsage: These photos may be used for marketing, social media, or our portfolio. We promise to ensure that no personal identifiers (such as family photos, addresses, or sensitive personal items) are visible in any shared images.

9. Liability & Force Majeure

\nLimit of Liability: Our liability is limited to the total cost of the services provided. We are not liable for indirect, incidental, or consequential damages.
\nUncontrollable Events: We are not liable for delays caused by circumstances beyond our control, including extreme weather, material shortages, or other \"Acts of God.\"

10. Dispute Resolution

\nMediation: Any disputes will first be addressed through good-faith negotiation. If a resolution cannot be reached, both parties agree to proceed to mediation before any legal action is taken.
\nGoverning Law: These terms are governed by the laws of the State of Wisconsin.
